Architecture Guidelines & Regulations Quiz

As set forth in the CC&Rs, the Architectural Committee (“AC”) is vested with the power to review, approve, or disapprove all improvements to Lots and Residences for CZ Master Association. Such improvements include, without limitation, additions, modifications and alterations to Residences, signs, fences, walls, landscape, screens, patios and patio covers, window treatments, air conditioning units, and any other modifications to the exterior of a Residence or other improvements or alterations to your Lot.

The AC does not seek to restrict individual creativity or personal preference, but rather to help assure continuity in design, which will help preserve and improve the appearance of the Coto de Caza Master Planned Community (“Community”) and enhance the property values of all Owners in the Community. Landscape or building designs may be denied for aesthetic reasons. This is the most difficult area for the AC denials. Aesthetics apply both to the overall Community as well as individual neighborhoods within the Community.

1. Portable basketball backboards are not permitted on any streets or sidewalks, or other association owned or maintained property, at any time of the day or night.

2. Portable basketball backboards are permitted. Portable basketball backboards must only be used such that the backboard and playing area are on the residential lots and not on any street or sidewalk, or other Association-owned or maintained property.

The AC consists of five (5) members. Members of the AC shall receive no compensation for services rendered other than reimbursement by the Association for any expenses that might be incurred in performing their duties. The AC has the right to retain architects or other construction specialists as may be necessary to assist it with the performance of its duties.

Acceptable materials for fencing:

a. Wrought iron or tubular steel of color and style to match the original color (privacy mesh is required to screen side yards which are used for refuse containers, dog runs, storage, air conditioners, and pool equipment, etc.)

b. Low block wall (mortar washed and painted slump block most locations) with tempered glass

c. Block wall (mortar washed and painted slump block most locations).

d. Wood fence (only permitted at side yard)

Restrictions:

a. Wood panel, sound walls and double fences are prohibited

b. Fencing and walls shall not exceed six (6) feet in height

c. Front yard fencing shall not be used to enclose large portions of a front yard but partial enclosure may be considered on a case-by-case basis

d. Picket fencing or other decorative fencing will be considered for approval if compatible with architecture of the Residence and surrounding neighborhood. This type of fencing will be considered on a case-by-case basis.

All requests (“Requests”) for AC approval are to be made on the standard CZ Home Improvement Form (Exhibit A). If you are planning a room addition, please also complete and submit the Room Addition Plan Submittal Check List (Exhibit D).
