1. What is the purpose of the Architecture Guidelines & Committee?

Explanation

As set forth in the CC&Rs, the Architectural Committee (“AC”) is vested with the power to review, approve, or disapprove all improvements to Lots and Residences for CZ Master Association. Such improvements include, without limitation, additions, modifications and alterations to Residences, signs, fences, walls, landscape, screens, patios and patio covers, window treatments, air conditioning units, and any other modifications to the exterior of a Residence or other improvements or alterations to your Lot.

The AC does not seek to restrict individual creativity or personal preference, but rather to help assure continuity in design, which will help preserve and improve the appearance of the Coto de Caza Master Planned Community (“Community”) and enhance the property values of all Owners in the Community. Landscape or building designs may be denied for aesthetic reasons. This is the most difficult area for the AC denials. Aesthetics apply both to the overall Community as well as individual neighborhoods within the Community.
